Lonsdale is one street and three different moves. At the bottom, the Shipyards and Lonsdale Quay anchor a dense waterfront condo district where every move is an elevator move. Lower Lonsdale and the tower rules
The blocks around the Quay have transformed from shipyard land into one of the North Shore's densest condo districts: the pier cluster along Victory Ship Way, the buildings facing Carrie Cates Court, and a steady run of newer towers up the lower avenue. Every one of them runs a move protocol, booked elevator, padded walls, certificate of insurance naming the strata, and often a move fee set by the building's own bylaws.
The elevator booking must come from you, and in the summer peak the good windows go two to four weeks ahead, so it is the first thing we ask about. We tell you exactly what to request, issue the insurance certificate ourselves, and run the move staged-and-continuous so a two bedroom fits its window. On summer Fridays the Shipyards Night Market soaks up the parking around Victory Ship Way and Esplanade, so Friday moves start early and stage wide of the market footprint.
The hill
Lonsdale's defining fact is the grade: about nine to ten percent on the lower stretch, climbing continuously to the top of Upper Lonsdale. That number changes moving mechanics. The truck parks and chocks differently, the ramp angle matters, and the smart staging spot is often the flattest cross-street rather than the block directly outside your door.
It also changes with the weather. When snow hits, the City closes some of its steepest side-hill streets entirely, and the buses struggle on the rest. A winter move on the upper avenue gets a weather plan as part of the quote, not as a morning-of improvisation.
Central Lonsdale and the mid-rise stock
Between Keith Road and the highway, Central Lonsdale is the workhorse zone: older three-storey walk-ups, newer mid-rises, and the towers around 13th Street, all wrapped around Lions Gate Hospital and the busiest stretch of the avenue, a strip lively enough to have earned the nickname the Persian Trail for its bakeries and markets. Walk-ups make the stairs the main event; the newer buildings behave like Lower Lonsdale towers with the same booking-and-insurance choreography.
Lonsdale Avenue itself is a bus corridor, which matters for staging: reserving street space on it involves notifying the bus company as part of the City's permit process. Where a permit is the right tool, know that the City of North Vancouver wants ten business days of notice, serious insurance, and a fee that scales with the space and days reserved. Off the spine: Grand Boulevard, Mahon, and the lanes
East of the avenue, Grand Boulevard is one of the oldest planned garden subdivisions in the region, laid out in 1906 around a green over a hundred metres wide, lined with Edwardian and Arts and Crafts homes on generous lots. West of the spine, Mahon carries the same era in smaller doses. Heritage homes mean heritage logistics: mature trees over the driveway, narrow interior turns, and a century of garden between curb and door.
Most of the old grid keeps rear lanes, and since 2017 the City has allowed coach houses on them, so lane-access moves, tight, poled, and occasionally brilliant, are a genuine Lonsdale specialty. We check the lane at quote time and measure the carry from wherever the truck can truly sit.
On and off the Shore
Two bridges serve the whole North Shore, and neither is a secret: the Ironworkers now carries the most congested lanes in Metro Vancouver, and the Lions Gate runs three with a reversible centre. How steep is the Lonsdale hill, really?
The corridor climbs from sea level at the Quay to roughly 260 metres at the top of Upper Lonsdale, and the lower stretch runs a grade of about nine to ten percent. A loaded truck on that hill parks, chocks, and loads differently than one on the flat, and in snow the city closes some of the steepest side-hill streets outright. We scope the grade at your address at quote time and pick the staging spot accordingly.
Do the Lower Lonsdale towers have strict move rules?
All of them. The buildings along Victory Ship Way and around the Quay, and the Central Lonsdale towers like the ones at 13th, require a booked elevator, protective pads, and usually a certificate of insurance naming the strata, with move fees that vary by building. Does moving in the City of North Vancouver need a street permit?
When the truck needs reserved street space, yes, and the City's process has teeth: applications want ten business days of notice, fees start at a hundred dollars, five million in liability insurance with the City named as additional insured, and neighbours and the bus company get notified if you are on a bus route. Their form literally has a checkbox for moving. We carry the insurance and handle the whole application at booking, which is exactly why the notice period matters.
Do the Shipyards events affect move day?
On summer Fridays, plan for it. The Shipyards Night Market runs Friday afternoons and evenings from spring into September, and it absorbs the parking around Victory Ship Way and Esplanade even when no street is formally closed. Which bridge will my move use?
