The village core and the summer crush
Moncton Street and Bayview Street are the heart of Steveston, and they are busy in a way the rest of Richmond is not: pedestrians, patios, and on a sunny weekend, visitors circling for parking from mid-morning on. Legal room to stage a truck in the core is scarce, and enforcement is quick.
We plan village moves the way we plan beach moves in White Rock. Early starts put the truck in position before the crowds. Where the block itself cannot host a truck, we stage on a wider street nearby and walk the goods through, with the carry measured at quote time and priced into the rate. If a temporary no-parking permit from the City of Richmond is the right tool, we arrange it when you book, because permits need several business days of notice.
The numbered avenues and the heritage grid
Between the village and Steveston Highway, the numbered avenues, First through Seventh, carry the neighbourhood's heritage stock: early-1900s homes, tight side yards, low fences and gates, and lanes that vary block by block. Some lanes take a truck comfortably; some barely take a car.
We check the lane, the gate, and the path at quote time. Older houses here also mean narrower staircases and doorways than the new builds further into Richmond, so we note the interior turns before the crew lifts anything. The number you confirm includes the actual walk from wherever the truck can legally sit, with no per-metre fee at the end.
The riverfront stratas
Along the river at London Landing and Imperial Landing, and dotted through the village, Steveston's stratas are townhouse complexes and low-rise condos - the village's height limits mean there are no towers here. What they do have is rules: reserved loading areas, booked windows, and certificates of insurance naming the strata.
The booking has to come from you, because stratas only deal with residents. What we do is tell you exactly what to ask for and how long a window your move actually needs, then schedule the crew around the slot. For a two bedroom unit, two hours is usually enough when the crew stages everything at the loading area before the window opens. Send us the strata name and the certificate of insurance is handled ahead of time.
Getting in and out
Steveston sits in Richmond's southwest corner, and every move touches a small set of corridors: No. 1 Road and Railway Avenue north toward the middle of Richmond, and Steveston Highway east to Highway 99, where the George Massey Tunnel decides whether a cross-river move flows or crawls. The tunnel queues hard at peak times, so for moves to Delta, South Surrey, or beyond we time the crossing deliberately.

Can a moving truck work in Steveston Village?
Yes, with planning. Moncton Street, Bayview Street, and the blocks around the wharf are narrow, busy with pedestrians, and short on legal stopping room, especially once the weekend visitors arrive. We stage the truck on a wider nearby block and walk the goods through, and if the street needs a temporary no-parking permit from the City of Richmond, we arrange it when you book. The carry from the staging spot is measured at quote time and included in your flat rate.
How much do the tourist crowds actually matter?
In summer, a lot. Steveston fills up on sunny weekends, parking around the village and Garry Point goes early, and enforcement is quick. For village and waterfront addresses we book early morning starts so the truck is in position before the crowds, the same way we handle beach traffic in White Rock. A Tuesday move and a Saturday-in-July move are different plans, and we build the right one with you.
Do the London Landing and Imperial Landing buildings have moving rules?
Almost all of them. The riverfront stratas are low-rise condos and townhomes with reserved loading areas, elevator or window bookings, and certificate-of-insurance requirements. The booking has to come from you because stratas only deal with residents, but we tell you exactly what to ask for, how long a window the move really needs, and we issue the insurance certificate ourselves once you send the strata name.
We are moving across the river. Does the Massey Tunnel matter?
If your move crosses the Fraser, yes. Steveston connects out via Steveston Highway to Highway 99, and the George Massey Tunnel queues hard at rush hour. We time the crossing outside the peak windows where the schedule allows, and the drive time is part of the flat rate either way, so a slow tunnel never becomes a surprise charge.
Is there a fee for moving in or out of a Steveston building?
Some stratas charge a move fee or a refundable damage deposit. That is between you and the building, not something we bill, but we flag it during your quote so the number in your head is the real total.
