Edmonds is one of Burnaby's four town centres, sitting right on the New Westminster border. Tower move-ins here arrive in waves, and every one runs the protocol: booked elevator, certificate of insurance naming the strata, a shared loading dock metered out in slots.

Southgate towers run strict protocols. You must book the service elevator and provide a certificate of insurance naming the strata. The booking must come from you, and in the summer peak the good windows go weeks ahead, so it is the first question we ask. We tell you exactly what to book, issue the insurance certificate ourselves, and confirm the dock height and route before move day. The loading docks in the newer complexes are often shared between towers and metered out in booked slots, so we stage where the construction traffic isn't.
Yes, and we know the process. Burnaby's tenant-protection rules require displaced renters a replacement unit at the same rent and often include moving support. The city pays set amounts or covers an insured moving company, so displaced-tenant moves in Edmonds are frequently city-funded. We work with these timelines and the paperwork, scope the stairs or the older elevators at quote time, and the flat rate reflects the actual labour. A storage container on the street needs a permit via mypermits.burnaby.ca at least five working days in advance, with about $17 per day plus an admin fee and a maximum of five days. Containers must stay 15 metres from crosswalks and 6 metres from lanes and driveways. Your insurance must name the City with $2 million coverage. If a lane closure is truly needed, a Traffic Control Permit requires a minimum of 15 business days, so plan far ahead. We sort whichever permit applies when you book.
Edmonds Station at 6944 18th Avenue is the original 1985 Expo Line stop, and it is a busy hub with a bus loop serving routes to Metrotown and New Westminster. The SkyTrain maintenance yard sits one block east, adding to the transit activity. Staging near the station requires care because the bus lanes and loop limit truck access. The flat rate covers the whole move, from the first box to the last piece of furniture, and we time the drive and the staging to keep the street clear and the crew working.
Trucks over 3,600 kg cannot park overnight on any Burnaby street, which shapes multi-day plans. Vehicles over 11,800 kg must use designated truck routes. Oversize loads are banned between 7 and 9 am and 3 and 6 pm on weekdays, a good proxy for the heavy traffic on Kingsway. We check the curb space and the lane widths on the side streets before we send the truck. The extra carry from a street position is measured and priced into the rate you confirm.
