Metrotown is Burnaby's downtown, and it is really two neighbourhoods sharing one SkyTrain station. Along Kingsway and around Station Square stands the tower district, from the 1976 concrete slabs at Central Park Place to the 2020s generation, with the next tallest building in the region rising at the mall's corner. South of Beresford, the Maywood grid still carries the old three-storey walk-ups. One requires elevator choreography; the other is a stair carry. We scope which move you have, because the flat rate is built from the answer.
The Metrotown tower move is an elevator move. Stratas require a booked service elevator, a defined window, and a certificate of insurance before anyone lifts a box, and the paperwork deadlines are enforced, buildings here famously want everything in hand well before the day. The booking must come from you; what we do is make the ask precise: which elevator, what window, what the certificate needs to say. Send the strata name and the certificate is handled.
On the day, the crew stages at the lobby before the window opens and runs the elevator continuously. That discipline is why a two bedroom fits a two hour window even in a Station Square tower with seventeen hundred neighbours.
Every tower has a loading story: older docks with height limits, new complexes sharing one dock across multiple towers, concierge desks that release fobs only after the insurance clears. We confirm dock height, booking rules, and the route from dock to elevator before move day.
Street fallbacks get planned, not improvised. Beresford by the station is a working bus exchange and never a staging option; the residential side streets usually are, with a City of Burnaby permit where a block requires reserving, and container placements need their own permit with about a week of lead time. The extra carry from a street position is measured and priced into the rate you confirm.
Kingsway carries heavy traffic all day and Metropolis layers mall flow on top, tens of millions of visits a year, with December in a class of its own. Crystal Mall at Kingsway and Willingdon adds its famous weekend parkade queue. Move timing here is the difference between a crew that is working and a crew parked in traffic beside your furniture, so we time the drive around the corridor rhythm and put mall-adjacent moves early in the day.
Construction is part of the rhythm too: the next wave of towers is building at the mall's northeast corner and along the side streets, and utility work rolls through the Imperial corridor. We check the active closures near your address in the days before the move.
South of the mall, Maywood's walk-up blocks are where Metrotown began, and plenty of moves here are three flights of stairs with no elevator in sight. We scope the flights and the turns honestly, because stairs are time and time is what a flat rate is made of. The same blocks are also sprouting replacement towers, so a walk-up move out and a tower move in can happen on the same street.
West, the neighbourhood runs against Central Park and the Patterson station towers; southeast toward Royal Oak the stock turns to houses and low-rises, with a new community plan pointing that way for the next wave. Every one of them, and the lead time is the real story: two weeks is normal and summer moves in the busiest buildings can want a month. Stratas here also require a certificate of insurance from the mover before the concierge releases anything. The booking must come from you because buildings only deal with residents, but we tell you exactly what to ask for, how long a window the move needs, and we issue the insurance certificate ourselves.
For a typical one or two bedroom, two hours is enough when the crew works it properly. We stage everything at the elevator lobby before the window opens, then run the elevator continuously instead of trickling loads down. Booking longer is cheap insurance if your building allows it, but the staging discipline is what actually makes the difference.
We check the dock height and booking rules before move day, because some Metrotown docks genuinely have clearance limits and the newest complexes share one dock between hundreds of units. If the dock does not work, we plan a street-level position and permit it if the block requires, and the longer carry is priced into the rate up front. One place we never plan to stage is Beresford by the station, that curb belongs to a fourteen-bay bus exchange.
December, near the mall. Metropolis draws tens of millions of visits a year and the holiday weeks jam Kingsway, the parkade queues, and every curb in range; Crystal Mall's parkade spills onto Willingdon most weekends year-round. We book mall-adjacent December moves early in the morning and stage away from the retail frontages.
Very, and we like them. The blocks south of the mall, Maywood, Marlborough, Telford, Bennett, carry Metrotown's older three-storey rental stock alongside the new towers replacing some of it. No elevator means the stairs are the move, so we scope the flights, the hallway turns, and the parking at quote time, and the flat rate reflects the actual carry.
