Willoughby is the fastest-growing place in Langley and one of the fastest in the region, fifty-thousand-plus people and climbing, built mostly in the last twenty years and mostly out of townhouses. It runs roughly from 196th to 216th Street between Highway 1 and 68th Avenue, with Yorkson at its heart, Willoughby Town Centre at 208th and 80th as its main street, and cranes on the skyline at Latimer Heights where Langley's first concrete highrises now stand. Moving here is its own discipline: strata rules without towers, garages that hide half the inventory, and streets that are newer than the map. We scope the real address and build the flat rate from it.
The signature Willoughby home is a three-level townhouse with a tandem garage, and the signature quoting mistake is ignoring what is in it. Tandem garages rarely hold two cars; they hold bikes, freezers, tires, and a storage mezzanine. Add interior stairs on every level and the difference between a guessed quote and a scoped one gets large.
We count it all at quote time: the garage, each floor, the patio and shed. Stairs are time, and time is what a flat rate is made of, so the number you confirm reflects the actual house, not the floor plan brochure.
Willoughby's subdivisions were built with deliberately compact streets, and its stratas take parking seriously: protected fire lanes, visitor stalls that tow, and rules about where a moving truck may sit. The Township adds its own layer, a 72-hour street parking cap and permits for anything that occupies the road allowance, with about a week of processing time.
None of this is a problem for a planned move. We confirm the staging spot with the strata or scout it ourselves, sort any permit at booking, and arrive with the certificate of insurance if the complex wants one. The new highrise and condo buildings at Latimer Heights and around the Town Centre run full elevator protocols, and we handle those the same way we do city towers.
200th Street is the spine, six lanes of it, connecting Willoughby to Highway 1 at one end and Langley City at the other, with the Carvolth park-and-ride at its interchange. 208th is the growth road, widened in phases with the last narrow stretch finally being finished, and 86th Avenue is getting the same treatment. Along the southwest edge, the Surrey-Langley SkyTrain build keeps rolling lane closures through the Fraser Highway area until the line opens toward the end of the decade, with its terminus just over the boundary in Langley City.
For a move, the corridors are about timing and current information. We check the week's closures before your date, route around the active work, and treat the 216th Street interchange as the back door to Highway 1 when 200th is thick.
Willoughby's moves follow its schools. Catchments are being redrawn as a new secondary and middle school campus rises in the Smith neighbourhood for 2027, and school-driven moves within the community are constant. The other calendar that matters is the Langley Events Centre at 200th and 80th: arena, gyms, and Willoughby Stadium next door mean event nights flood that corner with traffic.

We count the garage, the storage nook, and every level of the three-storey layout during the quote, so the flat rate is built from the real contents and the real stairs.
Carefully, and by plan. Willoughby's newer streets are deliberately narrow, strata complexes police their visitor stalls and fire lanes, and the Township caps street parking at 72 hours. We confirm the staging spot with your strata or on the street before move day, and where the road allowance genuinely needs reserving, the Township's highway use permit wants about a week of lead time, which we handle at booking.
Most do, even without towers. Townhouse stratas here commonly restrict where a truck can sit, protect the fire lanes, and tow from visitor parking; the new Latimer Heights highrises run full elevator-and-insurance protocols like any city tower. We ask the strata questions early and arrive with whatever paperwork they want.
It is a fact of life that we plan around. The 208th Street widening has been rolling through in phases, with the last narrow stretch getting finished, 86th Avenue is being widened, and the SkyTrain build along the Fraser Highway edge keeps shifting lanes near the southwest corner. We check the current closures right before your date and route the truck accordingly.
Event nights. The Langley Events Centre and Willoughby Stadium put thousands of people and cars into that intersection for hockey, basketball, and soccer nights. If your move is nearby, we schedule around the calendar or start early enough that the truck is gone before puck drop.
