Panorama Ridge sits in southwest Surrey, on the high ground between 64th Avenue and the Colebrook lowlands, roughly from 120th Street across to 140th. The name is literal: the ridge looks south over Mud Bay and Boundary Bay, and the neighbourhood is built around that view - estate lots and view homes along the edge, family subdivisions behind them, and working acreage down toward Colebrook Road. Moves here are about slopes, long carries, and timing the truck corridors. We scope the specific property so the flat rate reflects the actual work.
View lots and sloped driveways
The homes that give Panorama Ridge its name come with driveways that drop or climb hard off the street. A loaded truck on a grade is a different job than a truck on a flat curb: it parks differently, it loads differently, and on the steepest blocks the right answer is to stage on the nearest flat stretch and plan the carry.
We scope the slope at quote time, the same way we handle the hillside grid in White Rock. If the driveway works, we position and chock properly. If it does not, the staging plan and the carry are decided before move day and priced into the rate you confirm. Either way, nobody improvises with your furniture on a hill.
Acreages and the big lots
Between the ridge and the lowlands, lots run big. Long driveways, gates, hedges, detached garages, workshops. The moving questions are where a truck can stage and turn, how far the real carry is, and what is actually coming - an outbuilding quietly holding a second household of contents is the classic underestimate.
We measure the property at quote time: staging, turning room, the walk from truck to door, and every structure with inventory in it. Gravel surfaces get checked for stability. The flat rate is built from the real property, and there is no per-metre fee waiting at the end of a long driveway.
Highway 10, King George, and the corridors
Panorama Ridge is framed by working roads. Highway 10 along 56th Avenue is a designated truck route that carries serious freight traffic, King George Boulevard runs the east side, and 64th Avenue and 128th Street tie the neighbourhood together. At peak times the intersections along Highway 10 back up, and the rail crossing on Colebrook Road can hold a line of traffic while a train clears.
None of that is a problem for a move that planned for it. We time the drive around the corridors' rhythm, route around the pinch points, and put the slow windows to work as loading time rather than queue time.
Family streets toward Sullivan
Toward 140th and the Sullivan border, Panorama Ridge shifts into family subdivisions - newer two-storeys, basement suites with side entrances, and the everyday logistics of school-run traffic near Panorama Ridge Secondary. The Panorama Village shopping area at 152nd and Highway 10 sits just east in Sullivan, which makes it a common landmark for moves in and out of the area.
Suites get their own attention: a side or below-grade entrance usually means a narrower path and an exterior stair, and that goes into the quote, not onto a surprise invoice. Street parking on the residential blocks is generally workable, and where it is not, we sort a permit at booking.

My driveway is on a slope. Can a loaded truck work there?
Yes, with planning. Panorama Ridge earns its name - the homes along the ridge look out over Mud Bay, and plenty of driveways drop or climb hard off the street. A loaded truck parks differently on a grade, so we scope the slope at quote time, position and chock the truck properly, and if the driveway itself is not safe to stage on, we park on the flattest nearby stretch and plan the carry. The carry is part of your flat rate, not a surprise on the day.
We are on an acreage off Colebrook Road. Is that a problem?
Not at all, but it changes the plan. The lots between the ridge and the Colebrook lowlands run big: long driveways, gates, detached garages and outbuildings. We scope where the truck can stage and turn, measure the real carry, and count the outbuildings in the inventory if they are coming. The flat rate is built from the actual property, not a city-lot template.
How does Highway 10 affect move day?
Highway 10 is a designated truck route and it moves a lot of freight, which means the 56th Avenue corridor and the intersections at 128th and King George get heavy at peak times. There is also a rail crossing down on Colebrook Road that can hold traffic. We time the drive around the corridor's rhythm so the crew is working, not queuing.
The house has a basement suite with its own entrance. Does that change things?
It changes the path, so we scope it. Suite entrances here are usually at the side or below grade, sometimes with an exterior stair and a tight gate. Stairs and narrow paths mean time, and time is what a flat rate is built from - we note it at quote time and the number you confirm covers it. There is no surcharge invented on move day.
Do I need a parking permit for the truck?
Usually not in Panorama Ridge - most homes let us stage in or beside the driveway, and the residential streets are wide. Where a spot is genuinely tight, we arrange a temporary no-parking permit from the City of Surrey when you book, since permits need several business days of notice.
