Cloverdale is where Surrey started, and it still moves at its own pace: a walkable heritage downtown on the 176th Street grid, character homes on mature lots around it, and newer family subdivisions spreading west and north toward Clayton. It is also, less romantically, a working crossroads, where Highway 15 truck traffic meets Highway 10 and, one weekend a year, the biggest rodeo in the province. All of that is plannable, and the plan is what your flat rate is built from.
The heritage downtown
The old town centre runs along 176th Street and the civic block on 176A, roughly from 56A up to 58th Avenue, with buildings that date to 1910 and a Five Corners origin story older than that. Street parking downtown is free but two-hour limited, and the blocks above the storefronts and in the surrounding grid mix apartments, heritage houses, and new townhomes.
Older stock means older logistics: narrower doorways, tighter stair turns, deep lots with a century of fencing and garden beds between the curb and the door. We scope the path and the interiors at quote time, stage the truck off the main drag, and price the real carry into the rate you confirm.
Rodeo weekend and the fairgrounds
The Cloverdale Fairgrounds fill the blocks between 176th and the low 60s avenues, and on the May long weekend the Rodeo and Country Fair brings eighty-thousand-plus visitors through them. The Saturday parade closes the downtown grid entirely for the morning, and the whole weekend turns the fairgrounds area into a slow funnel.
The rest of the year the fairgrounds are a landmark, not an obstacle, though the ice-complex expansion keeps some construction activity on site. If your move lands on rodeo weekend, we route and schedule around it, and if it lands on parade morning, we simply start the day at the other end of the move.
176th, Highway 10, and the truck crossroads
176th Street is Highway 15, the Pacific Highway, carrying thousands of commercial trucks a day to and from the busiest truck border crossing in BC, and it meets Highway 10 right at Cloverdale. The corridors are built for exactly the kind of vehicle we drive, which makes getting to Cloverdale easy, and the congestion around the junctions is a timing problem we plan for rather than sit in.
For the move itself, the arterials are for driving, not staging. We load from your driveway or a planned side-street position, and where a street genuinely needs reserving, Surrey's Traffic Obstruction Permit process wants a couple of business days of lead time, which we handle at booking.
The newer neighbourhoods
West of 168th, the West Cloverdale slopes above the farmland carry newer family subdivisions; north toward Fraser Highway, Hillcrest and the North Cloverdale plans have filled in with two-storeys and townhomes, and the townhouse pipeline downtown keeps adding strata addresses with reserved-loading rules of their own. Clayton, just across Fraser Highway, is its own story and its own page.
New-build moves here are mostly about honest inventory: garages that hold a second household, basement suites, tandem storage. We count all of it during the quote so the number you confirm reflects the house you actually have.

Should I avoid moving during the Cloverdale Rodeo?
Avoid the Saturday morning of it, at least downtown. The Rodeo and Country Fair runs every May long weekend, draws over eighty thousand people to the fairgrounds at 176th and 60th, and the Saturday parade closes the downtown grid around 176th, 176A, and the mid-50s avenues, with access on foot only. If your dates land on that weekend we plan around the fairgrounds funnel, and if it lands on parade morning we start somewhere else first.
Why is there so much truck traffic on 176th Street?
Because 176th is Highway 15, the Pacific Highway, and it feeds the busiest commercial truck border crossing in BC, thousands of trucks a day. Add the Highway 10 junction and Cloverdale sits on a genuine crossroads. None of it stops a move; it just means we time the drive and stage on the side streets rather than fighting the corridor.
My house is one of the older character homes near downtown. Anything special?
Cloverdale has Surrey's largest concentration of heritage buildings, and the blocks around the old downtown carry real early-1900s stock, which means narrower doors, tighter staircases, and lots that have been fenced and gardened for a century. We scope the access path and the interior turns at quote time so the crew arrives with the right plan and padding, and none of it becomes a surcharge.
Does the truck need a permit on my street?
Often not, since most Cloverdale homes have driveways and the residential streets are workable. Where a street position is genuinely needed, Surrey uses a Traffic Obstruction Permit with road booking at least two business days ahead, so we sort it when you book rather than the week of the move.
What's the construction near 180th Street?
The new Surrey hospital and cancer centre is going up at 5500 180 Street, a multi-year project, so 180th south of Highway 10 carries steady construction traffic. There is also work at the fairgrounds where the new ice complex is being expanded. Neither blocks a move; both go into the route plan.
