Heritage Woods sits high above the inlet, well up the mountain from the waterfront. The elevation is the first thing that defines a move here, with streets climbing over 200 metres from the shoreline to the upper lots. The neighbourhood is a master-planned executive subdivision of three to four level homes, built in the early to mid-2000s for families seeking views and space. Access comes up Heritage Mountain Boulevard from Ioco Road or along David Avenue from the east. We know the steep driveways, the split-level carries, and the permit rules for Port Moody. Elevation and multi-level carries

Every move in Heritage Woods starts with a serious climb. Elevation data puts the secondary school at roughly 204 metres, with upper streets reaching over 280 metres, while the inlet sits near 18 metres. The topography creates steep driveways and lots that drop away quickly. Homes often sit three or four levels high, and moving from the street to a front door can involve multiple flights of stairs and long interior turns. We scope the exact floor levels and the driveway grade when you book. The flat rate covers the labour to navigate these elevations and get every item safely to your door.

Housing stock and executive layouts

Heritage Woods is predominantly detached single-family homes built for executive family buyers. Parklane Homes built the August Views pocket, and typical homes run roughly 3,500 to 4,000 square feet over three or more levels. The layouts are grand, with granite and gourmet-kitchen era finishes, spacious decks, and walkout or finished basements that make use of the view slopes. Quiet cul-de-sacs and unobstructed city and Mt Baker views from the upper decks are part of the draw. Moving into one of these homes requires careful planning for wide furniture and multi-storey access. We treat every home with respect for its size and layout, and the rate reflects the full scope of the job.

David Avenue and Heritage Mountain access

Getting to Heritage Woods involves choosing a route, and both are climbs. Heritage Mountain Boulevard is the main ascent off Ioco Road, while David Avenue serves as the east-west spine through the neighbourhood and continues east into Coquitlam. Traffic patterns differ by route. The long-proposed western connector through Bert Flinn Park was cancelled in 2020 and the right-of-way is now parkland, so there is no shortcut. All traffic must use the two established climbs. School hours around Heritage Woods Secondary at 1300 David Avenue create a practical pinch point, with the turf and grass field complex drawing traffic to the same stretch. We time the arrival to avoid the school rush and stage the truck where access is clear.

Port Moody permits and street rules

Port Moody has clear rules for working on city streets. If a moving truck, storage container, or bin disrupts traffic, parking, sidewalks, or bike paths, a Highway Use Permit is required under the Street, Traffic and Public Places Bylaw No. 1528-C. Applications are online only at forms.portmoody.ca, since paper and PDF submissions are no longer accepted, and the request has to be in 10 working days before the start date. Insurance is $5 million liability with the City of Port Moody named as co-insured and 30-day cancellation notice.

The 2026 fees come from Fees Bylaw 2025, No. 3524, as amended by Bylaw 3543. On the Local Road Network the charge is $271.84 for the first week, which is also the minimum charge, then $135.92 per week after that. Major Road Network work is $447.74 per week. A residential bin or container sitting on City right-of-way is $106.00 per month. We flag which rule applies to your address early and walk you through the application and the insurance paperwork so there are no delays on move day.

Down the hill at Rocky Point

Nothing on the public calendar runs up the hill itself. Port Moody's event schedule clusters at Rocky Point Park, 2800 Murray Street, about a ten-minute drive down from Heritage Woods. The Summer Sundays concert series runs from July 5 to August 30, 2026, and the same park hosts Golden Spike Days, the Canada Day celebration, and the Rotary RibFest across the summer. Closer to home, Bert Flinn Park has entrances off David Avenue, and the old connector right-of-way is now a walking and cycling trail. Heritage Woods is not a simple flat street move. The elevation, the home size, and the permit requirements mean the move needs specific planning. We scope the address, check the driveway slope, review the housing layout, and confirm the permit status before we set the price. The rate is fixed and confirmed up front. The streets are steep. Does that change the move?

Yes. Every move up Heritage Woods climbs over 200 metres from the inlet. The lots are sloped with steep driveways and multi-level street-to-door carries. We scope the stairs and the driveway grade at quote time. The flat rate accounts for the elevation and the work to get the furniture to your door.

I need a storage container on the street. What are the rules?

Port Moody requires a Highway Use Permit for a bin or container on the City right-of-way. You apply online only at forms.portmoody.ca, at least 10 working days before the start date, and a residential bin on the right-of-way is $106.00 per month under the 2026 fee schedule. We confirm the permit process and the staging plan when you book.

How bad is the traffic on Heritage Mountain Blvd?

There are two ways up, both are climbs. Heritage Mountain Blvd comes off Ioco Road, and David Avenue comes from the east. School hours around Heritage Woods Secondary on David Avenue cause the real congestion. We time the drive to avoid the pickup and drop-off windows and keep the schedule tight.

Is there a shortcut through Bert Flinn Park?

No. The connector road was cancelled by council in 2020 and turned into parkland. All traffic has to use Heritage Mountain or David. We route around the climbs and plan the access accordingly.

What kind of homes are in Heritage Woods?
