Downtown Vancouver is the most rule-bound moving territory in the city. Almost every address is a tower, almost every tower has a booked service elevator and a loading bay with a height limit, and almost every strata wants paperwork before it will let a moving crew through the door. A downtown move goes exactly as well as its logistics do, and the logistics are all knowable in advance.
In a house, the schedule is set by how much there is to carry. In a downtown tower, it is set by the elevator.
Most buildings reserve a service elevator in two or three hour blocks, booked through the concierge or building manager, often a week or more ahead. You have to make that booking yourself; buildings will not take it from a moving company. What we can do is tell you how long your move actually needs so you do not underbook, and then build the crew's day around the window you get.
The staging discipline is what makes a two-hour window work:
Done that way, a one or two bedroom condo fits comfortably inside two hours. Done without staging, the same move overruns and you are negotiating with a concierge for extra time you were never promised.
Downtown loading bays are the second constraint, and the one that causes the most avoidable trouble. A great many of them are 2.4 metres or lower, which rules out a full-height truck entirely.
We check the clearance for your specific building before move day. If it will not take our standard vehicle, we either bring one that fits or plan a street-level carry with the parking arranged in advance. Neither of those is a problem when it is planned. Both are a serious problem when a truck is sitting at the top of a ramp it cannot go down.
Gastown and Crosstown add a wrinkle: a lot of the buildings are converted heritage stock with no loading bay at all, sometimes a freight elevator with an odd door size, and cobbled streets that are legally restricted at certain hours. Those buildings are entirely workable, they just need to be scoped as what they are rather than as generic towers.
Most downtown stratas require a certificate of insurance naming the strata corporation before they will confirm an elevator booking. This is routine and we issue them as a matter of course. Send us the strata's legal name when you book and the certificate goes over ahead of time.
Move fees and refundable damage deposits are also common downtown. Those are charged by the building rather than by us, but we flag them during the quote so the number in your head is the real total.
Yaletown and Coal Harbour are relatively good for truck access, because the buildings are new enough to have been designed with loading in mind. The Robson and Granville corridors are the opposite: heavy pedestrian traffic, restricted curb hours, and very little room to put a truck legally.
For addresses without a usable bay, a temporary no-parking permit from the City of Vancouver reserves the curb outside the door. It needs several business days of notice, so it is arranged when the date is booked rather than the week of.
Downtown has a narrow good window and it is earlier than most people expect. Bridges and the viaducts queue inbound through the morning rush and outbound from mid-afternoon. Elevator windows in the middle of the day are also the hardest to get, because everyone wants them.
Early morning bookings tend to be both easier to reserve and faster to execute. Where a move crosses a bridge, we schedule the crossing outside the peak rather than driving into it.
Most downtown work is tower to tower: upsizing within the same neighbourhood, moving from a rental into a purchase, or downsizing out of a house elsewhere in the city into a condo near work. There is also a steady flow outward to the suburbs when the square footage stops making sense, and those moves are mostly about getting the downtown end right, because the other end is usually a driveway.
The price we confirm is the price you pay. Whether it is a studio in Crosstown or a three-bedroom in Coal Harbour, the quote is built from your actual elevator window, your actual bay, and your actual inventory.

What we do is tell you exactly what to ask your concierge for, how long a window your move actually needs, and then schedule the crew around the slot you get. If your strata needs a certificate of insurance before it will confirm the booking, send us the strata's name and we issue it ahead of time.
For most one and two bedroom condos, yes, if the crew stages for it. We wrap and move everything to the elevator lobby on your floor before the window opens, then run the elevator continuously once the clock starts. For larger units we will tell you honestly to book two windows rather than gamble on one.
Yes, and it is one of the most common downtown jobs. The work is in sequencing two elevator bookings with a realistic drive and load buffer between them. Give us both buildings when you get your quote and we plan the timing so you are not paying a crew to sit in a loading bay.

Many downtown stratas charge a move fee or a refundable damage deposit. That is between you and the building, not something we bill, but we flag it during your quote so it does not surprise you on top of everything else.
