The Hudson is a 32 storey tower of about 423 homes, built in 2006 by Wall Financial, sitting directly above Granville SkyTrain Station and the Pacific Centre end of the retail strip. It is one of the more constrained addresses downtown to move in or out of, and not for the reason people expect. The elevator is manageable. The problem is the street, because the street here is a transit mall and a moving truck has no automatic right to be on it. We solve that before move day, and the flat rate we confirm up front covers the solving.

The Granville Mall is the whole problem

Granville between Hastings and Smithe is a transit, pedestrian and service vehicle mall. It is closed to general vehicular traffic. Buses, taxis, limousines and vehicles like HandyDart get access automatically. A five ton truck full of your furniture does not.

So the first thing we settle is whether your move needs to touch Granville at all. Often it does not: we confirm the building's own loading arrangement with you when we quote and work to that instead. When the truck genuinely has to be on the Mall, the City runs a Granville Mall commercial parking permit for exactly this, roughly $42 for a one to fourteen day window, and it comes with two rules that set your whole schedule.

The first is a thirty minute cap on loading and unloading at a time. The second is that there is no stopping during rush hour, 7:00 to 9:30 in the morning and 3:00 to 6:00 in the afternoon. A Hudson move is therefore a mid morning or early afternoon job, run in tight staged trips, not a truck sitting at the curb from breakfast to dinner. Anyone who tells you otherwise has not looked at this block.

Lining the elevator up with the street

In a 423 home tower the service elevator fills fast, and you book it through your strata or building manager, not through us. We tell you the window length your inventory actually needs, then we do the part that matters here: we make the elevator window and the loading window agree.

That is the difference on this address. A perfect elevator slot at 8:30 in the morning is worthless when the truck cannot legally stop outside until 9:30. We size both, book the crew around them, and wrap, pad and stage everything in the unit before the clock starts, so the booked time is spent moving furniture rather than looking for tape. If your strata wants a certificate of insurance naming the corporation, send us the strata name when you book and we issue it ahead of time at no charge.

Getting the truck to the block

The approach matters more than the distance. Seymour and Howe run one way through this part of downtown and carry the traffic Granville no longer does, and Dunsmuir and West Georgia are the cross streets at your door. We plan the approach and the exit around the loading window rather than driving to the address and improvising.

That planning is inside the flat rate. There is no hourly meter running while downtown does what downtown does, and the number we confirm before move day is the number you pay.

What a move here looks like

The Hudson is mostly one bedrooms and studios, so it sees a lot of first condos, people moving in for a downtown job, and owners moving out to something larger. Moves from here commonly run to Yaletown, over to the West End, or east into Mount Pleasant, and plenty go the other way into storage while a sale closes.
