The west side is a different kind of moving job from the rest of Vancouver. There are no elevator windows to book and very little fight for parking. What there is instead is volume: big houses on big lots, most of them lived in for a long time, with full basements, attics, garages and garden sheds that have been quietly accumulating for decades. Almost every mistake made quoting a Kerrisdale or Dunbar move is an underestimate.

The real inventory is not on the main floor

A four-bedroom house sounds like a four-bedroom move. On the west side it very often is not, because the bedrooms are the smallest part of the job.

The volume lives in:

• Full basements, frequently finished, frequently used as storage for thirty years.
• Attics, reached by a hatch or a narrow stair, and rarely emptied since whatever went up there went up.
• Garages and workshops, which hold tools, tires, garden equipment and the heaviest individual items in the house.
• Garden sheds and outbuildings, which people genuinely forget to mention.

We scope all of it. This is the single biggest reason a flat rate suits these moves: once the actual contents are known, the price is knowable, and there is no incentive for anyone to discover extra rooms at nine in the morning.

Driveways, gates and getting the truck close

West side access is usually good and occasionally deceptive. Many properties have a long driveway that looks ideal and turns out to be too narrow for a five-tonne truck, too steep to load safely, or overhung by mature trees with branches lower than the box.

We check the specific property. Where the driveway works, the carry is short and the move is fast. Where it does not, the truck sits on the street and we plan the carry distance into the scope, which is entirely fine when it is planned and expensive when it is not.

Southlands is its own category. Long private drives, gravel, gates, and houses set well back from the road, sometimes with horses on the property. All workable, all needing the approach thought through in advance.

Heritage houses and the staircase question

Shaughnessy, Point Grey and the older parts of Kerrisdale have genuine heritage housing: houses from the 1910s and 1920s with original staircases, panelled hallways and protected features.

The recurring problem is modern furniture in period architecture. Sectionals, king mattresses and oversized wardrobes were not designed with a 1912 staircase in mind. Sometimes the answer is disassembly, sometimes a window lift, and occasionally the honest answer is that a specific piece will not go. We would far rather establish that when you get your quote than halfway up the stairs.

These houses also deserve care rather than speed. Original bannisters, plaster corners and hardwood get protected before anything heavy moves past them.

Downsizing, which is most of what happens here

A large share of west side moves are downsizing: a house of thirty or forty years becoming a condo, often in Kerrisdale itself or over toward Oakridge and Marpole. These are emotionally and logistically the hardest moves there are, and they go far better with one piece of preparation.

Make the keep, donate and dispose decisions before move day. Sorting is slow, and sorting with a crew standing next to you is the most expensive possible way to do it. Once the decisions are made, tell us what is actually going and we quote that, not the contents of the whole house.

Parking and permits

This is the easiest part of the west side. Most residential streets have room at the curb and no permit requirement, which is a genuine relief after Kitsilano or the West End.

The exceptions are limited: the commercial stretch of West 41st through Kerrisdale village, parts of Dunbar Street, and blocks immediately around schools at drop-off and pickup, which are best avoided entirely by timing rather than by permit.

Timing a west side move

Traffic is a smaller factor here than anywhere else in the city, with two exceptions. School zones on the west side are genuinely congested at 8:30 and 3:00, and there are a lot of schools. Granville and Oak both queue toward the bridges through the afternoon.

Early starts work well, and because these are large houses the day is usually long enough that starting early matters more than the route does.

Common local move patterns

The two dominant patterns are downsizing out of a long-held family house, and families moving up into one. There is also steady movement between the west side and the North Shore, and a regular flow of moves in and out of Point Grey tied to the university calendar.
